Every year around Labor Day, residents start watching for the same signals. The Sunnylands gates unlock for the season. The Omni's plaza fills back up on weeknights. El Paseo's sidewalks stop feeling like a private preserve. It is a familiar choreography, and locals have learned to read it the way farmers read weather.
Fall 2026 breaks the pattern. For the first time in decades, the city's return-to-season calendar is being reorganized around a new anchor at the corner of Bob Hope and Frank Sinatra, and the old routines are quietly shifting to accommodate it. Here is what actually changes between now and Thanksgiving.
The cue that fall has really started
Sunnylands is the reliable starting gun. The Center and Gardens close for a summer hiatus in early June and don't reopen until mid-September, which is why the first cool-morning walk across the great lawn still functions as a seasonal ritual. The estate is open Wednesday through Sunday, 8:30 am to 4 pm, from mid-September to early June, and the property remains free for anyone who wants to wander the nine acres of gardens or catch the 20-minute film in the theater.
This season's exhibition is worth planning around. Curating Canopy: Trees at Sunnylands focuses on the history of the thousands of trees on the estate, and it pairs naturally with the free Thursday birding walks that start back up in November and run through May at 8:45 a.m. If you have never done the guided house tour, this is the year to try. Tickets sell out quickly once the season opens, and the estate caps groups at seven guests per tour time.
The new corner at Bob Hope and Frank Sinatra
The bigger story is a mile south. The Cotino Town Center, including the public-access portion of Cotino Bay Beach, dining, and shops, is scheduled to open in fall 2026. Day passes will be available for non-residents to access Cotino Bay Beach for a fee. Construction is currently underway. This is the piece of the Disney-branded Storyliving development that will matter to people who live here but have no interest in buying inside the community.
What is actually opening: a public town center that fronts the 24-acre swimmable lagoon, a waterfront restaurant, retail, and paid beach access. Construction is already underway on Cotino Bay Beach, Dining and Shops. This new town center will add a variety of premier experiences to the area and provide visitors with access to Cotino Bay (for a fee) when it opens in fall 2026. The lagoon itself uses Crystal Lagoons technology, and the beach was engineered with temperature-controlled sand designed to stay walkable through peak desert heat, an unusual specification for a place that spent decades treating summer as a shutdown month.
The new waterfront restaurant sits at the corner of Bob Hope and Frank Sinatra Drive, on the north side of the lagoon.
One of the more interesting tenants is a familiar Palm Springs name. On the Mark is opening a second location at the new Cotino town center in Rancho Mirage. The owners tell me this location will be more than twice the size of their Palm Springs store, with more space to sit down and enjoy the food. They are also planning to sell both produce and meat. The goal is to open in the fall of 2026. That is a meaningful upgrade for a store whose Palm Springs original has been counter-service only, and it hints at what the town center is aiming for: neighborhood-serving retail that locals will actually use, not just visitor-first amenities.
The restaurant map, redrawn
The dining rotation this fall is dense enough to shift where residents default. A short list of what is either new, coming, or worth revisiting:
- Double Date at Omni Rancho Las Palmas. The Omni celebrates the region at Double Date, the resort's new dining experience by executive chef Jose Lopez, a member of the Omni family for almost 30 years. The menu leans Italian with California produce and date-forward desserts, and live entertainment runs five nights a week in the plaza, Wednesday to Sunday. Double Date is open daily for dinner from 5 to 10 p.m.
- Desert Pearl at the Omni. The resort's all-day option is named after Pearl McCallum McManus, a Palm Springs trailblazer, and it fills the breakfast and lunch gap the resort had been quietly missing.
- Keke's Breakfast Cafe at Rancho Mirage Marketplace. A second location in Rancho Mirage is expected to open in 2026 at the Rancho Mirage Marketplace, but an exact opening date has also not been announced. Customers at both sites can expect Keke's signature breakfast and lunch offerings.
- The Capital Grille site at 71959 CA-111. Project plans have been uncovered for a possible outpost of The Capital Grille coming to Rancho Mirage. While nothing has been confirmed yet, the company has shown clear interest in the site at 71959 CA-111, with more than a dozen construction documents filed so far. The project is currently in the construction bidding phase. It involves converting an existing building to accommodate a 9,260-square-foot full-service fine dining restaurant. The building has been dark since Roy's Hawaiian Fusion Cuisine, which closed in 2021, so anything that finally activates that pad is worth tracking.
Read as a set, these openings tilt the city's dining center of gravity slightly north and west, away from the traditional El Paseo pull and toward Highway 111 between Bob Hope and the Cotino corner. If you had a Tuesday-night regular you rotated among Catalan, Las Casuelas Nuevas, and the Steakhouse, the rotation has room for two or three additions this year.
The Show's fall slate
The Show at Agua Caliente has been the neighborhood's most predictable weekend option for a decade, and the fall lineup this year skews unusually mixed. A few dates worth putting on the calendar:

A public-access lagoon, a new town center with its own restaurant row, and a Palm Springs-anchored specialty grocer expanding into full sit-down service are all coming online within a few weeks of each other on a corner that, until recently, was construction fencing and dust. The Sunnylands gates will still open in September the way they always have, and the birding walks will still start in November. But the answer to "where are we going this weekend" is about to have a new default, and residents who have been here long enough to remember what the Bob Hope and Frank Sinatra corner used to look like will feel the shift first.
